3. Home Inspections/Survey:
Our Home Suvey are undertaken by survyors who have many years in the bulding and allied trades. We complete visual structural checks, electrical checks, plumbing, infestations, build quality, drainage inspections, roofing. If we find any major problems we also can engage the services of a specialist to review the findings. All presented in an easy to read survey report. This ensure total peace of mind for the buyer and also the selller. The results of this survey may be added to your purchase agreement, so you are doubly covered and protected against unforseen major expenses in your new home. Surveys usually take 3 to 4 hours to complete and are arranged
at your convenience. The final report, providing no specialist
reviews are required, are usually issued winin a week of the
survey. For the buyer we will also give an estimate of the local value of the based on similar properties in the area which have been sold in previous months. Again giving you assurance that you are purchasing in-line with local area trends. Included in your survey is a copy of the latest building drawings from your municipality to establish any illegal structures or contravention of building regulations.

4. Costs of Services:
1. A full web page detailing your property, maintained until the property is sold: R3000.00. If you wish us to take property photographs, we charge an additional R250.00. or supply your own.
2. Legal Fees, based on selling price, legal documents and representation, and duties applicable at the time of sale/transfer., and professionally handled by our associate firm of Attorneys.
3. Home surveys:
Basic survey include, roof inspection, walls/plaster, signs of damp, plumbing, drain review, basic electrics testing, DB Board inspection, signs of any structure problems, Municipality water connection/meter, timber inspection (wooden windows etc) rodent infestation, termites/ants, paint quality, garden general, heating system if installed, land drainage, and local evaluation of similar properties in your area on sale price. This cost may be paid by the Seller if included in your prchase contract.
Do not buy without a survey, you may end-up paying more for the property in repairs than realised!
